Infrared thermography is a diagnostic technique, used to inspect the thermal and moisture envelope of a home and is an effective tool for examining the structural components that aren't always visible to the naked eye. Discovering overheated electrical circuits is another issue that can be uncovered with thermal imaging.
Water quality testing is a specialized test that checks a home's water supply for contaminants and pollutants, such as chlorine, lead, and coliform bacteria. Testing can also reveal chemical imbalances of the pH, and other attributes, such as hardness. Testing ensures that the home's water is potable and safe for everyday use. A damp or musty smell is a likely indicator of mold and should be investigated thoroughly. Mold testing involves two main methods: air sampling and surface sampling. Mold growth left unaddressed can quickly spread and result in damage to the structure of a home. More importantly, mold can compromise the respiratory health of susceptible individuals. Radon is a radioactive, cancer-causing gas that has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock and water, and gets into the air you breathe. Radon typically moves up through the ground to the air above, and into your home through cracks and other holes in the foundation. Radon can also enter your home through well water. Your home can trap radon inside and you cannot see, smell or taste it. Testing is the only way to find out your home's radon levels. The EPA and the Surgeon General recommend testing all homes below the third floor for radon. (available separately from standard home inspection)
